FAQ

Does Rangsit Business Park have units smaller than 100 square meters?

For Phase 1, the project offers office spaces starting from 102 square meters. Phase 2, currently under development, will include smaller units starting from 65 square meters to accommodate a wider range of tenant needs.

The standard lease term at Rangsit Business Park is 3 years. However, shorter lease terms can be arranged to accommodate tenants’ requirements. The minimum lease term available is 1 year.

Rangsit Business Park offers three types of office spaces for rent:
1. Bare Shell – Bare shell condition, ready for tenants to carry out their own interior fit-out.
2. Partly Fitted – Offices with partial fit-out already completed.
3. Fully Furnished – Ready-to-move-in offices complete with furniture.

Currently, Rangsit Business Park does not offer co-working spaces or shared meeting room facilities. However, the project is evaluating opportunities for future enhancements, which may include these services in upcoming development phases. We encourage tenants and visitors to stay informed through project updates and announcements.

Tenants are entitled to one parking space for every 100 square meters of leased area. Additional parking spaces are available at a rate of THB 800 per space per month.*

For visitors, parking is complimentary for the first 1 hour. After the free parking period, a parking fee of THB 10 per hour will apply.

Rangsit Business Park supports services from major telecommunications providers, including TrueMove, AIS and other leading network operators, offering tenants a variety of options for internet and telephone connectivity.

Office rental rates start from THB 590 per square meter per month, equivalent to approximately THB 59,000 per month for a 100-square-meter office space. Rental rates may vary depending on the unit size, floor level and lease terms.

No additional common area maintenance fees are charged during the lease term. Common area fees apply only during the fit-out period prior to occupancy. Before commencing interior fit-out works, tenants are required to place a fit-out deposit in accordance with the project’s requirements.

Yes. Tenants leasing office space at Rangsit Business Park may use the building address for company registration purposes, as well as for official correspondence and registrations with relevant government authorities, subject to the terms and conditions of the lease agreement.

 

Yes. All office units are equipped with air conditioning systems. The project utilizes a VRV (Variable Refrigerant Volume) Split-Type Air Conditioning System, allowing tenants to independently control operating hours and temperature settings 24 hours a day. This provides greater flexibility, convenience and efficient management of energy consumption and operating costs.

Upon signing the lease agreement, tenants are required to provide a security deposit equivalent to 3 months’ rent, together with 1 month’s rental payment in advance. The security deposit will be refunded upon lease expiration, subject to the terms and conditions of the lease agreement and the satisfactory handover of the premises.

Rangsit Business Park is located within Future City Rangsit, a large-scale mixed-use development surrounded by a wide range of lifestyle and business amenities. Nearby facilities include Future Park Rangsit, Novotel Future Park Rangsit, Jett Fitness, HomePro, GO Wholesale, Index Living Mall, Future Arena Sports Complex and popular dining destinations such as Baan Somtum and Hom Café. 

The project is also conveniently located near Paolo Hospital, providing a well-rounded environment that supports both business operations and modern lifestyles.

Utility charges are billed based on actual consumption. The current rates are as follows:
• Electricity: THB 6.50 per unit (kWh)
• Water: THB 32.00 per unit

 Apart from utility charges, tenants are not required to pay any additional recurring fees beyond the agreed rental rate, except for any services or charges specified in the lease agreement. Utility rates are subject to change in accordance with the project’s policies and applicable regulations.

Yes. Rangsit Business Park is surrounded by a wide variety of restaurants, cafés and dining establishments located within Future City Rangsit and nearby destinations, including Future Park Rangsit. Employees can enjoy convenient access to a diverse selection of local and international cuisine, making lunchtime and after-work dining both easy and enjoyable.

 

Yes. Future City provides a complimentary Shuttle Bus Service connecting various locations within Future City and Future Park Rangsit. The service operates on a scheduled basis from 7:00 AM to 7:00 PM, free of charge, for the convenience of tenants, employees and visitors.
